come on, give the guy some slack. there is a distinction between a lie and a scam. he is not trying to cheat money out of somebody. he just wanted to make it more directed to him for whatever purpose it worked until he told truth. he could have said nothing and moved on. up till then this is the best thread I read on bp about 1031 which I have deep doubts. he should get some credit for that. don't make it a bigger deal than what it is!

this is the hard part investing oos. if you just rely on reading the news, you will miss a lot of opportunities. I have owned property in Renton highlands for many years. it's in transition right now city has spent millions it will be very different in a few years.

@Ken Min wow! I thought you might mention school district as the reason but didn't know crime is so bad in Tukwila. I guess it does help to have boots on the ground to show the contrary. My family has been to south center almost on a weekly basis for many years. we never felt one bit unsafe in the area. Yes there was a shooting in the mall a few years back. but it was one off thing that could happen anywhere. I don't invest in Tukwila besides going to south center so I can't speak for the neighborhood. but I know skyway is an area that is worse. there is a double homicide shooting today in skyway. so I would be on high alert if I go to skyway, but not south center.

@Ken Min looks like you know Seattle well even you are not local. can you elaborate why avoid Renton and Tukwila?

the rent seems very low. have you checked if it is market rate?

I think your renter base will mostly be immigrants. the area is near white center which is mostly a C- or D hood.

one more thing to add. in a super competitive market like west coast market the only way to find a good deal might be off market. but in a linear market like buffalo, you should be able to find good deals off MLS. it is simply because of supply and demand. when there are more inventories, it's easier to find and negotiate a good deal.

@Altwon Simmons go with your instinct, don't get hang up on buying retail. especially if you are buying for long term. After 20 years even if you over paid a little is insignificant. I bought all my rentals off MLS and I didn't regret one bit I paid retail for it. As a matter of fact, I just helped a new investor bought a duplex off MLS in the super hot Seattle market. as long as numbers make sense why cares about the source of the deal! on paper you are getting a 2% deal. My question is, is it really in a C- neighborhood or a D neighborhood? You are the only one knows the answer since it is your local market. looking at your profile, you already have one rental under your belt, you should have the experience and knowledge to know if it's a good deal or not, so like I said go with your instinct. Don't be afraid to make mistakes, you will learn more from it than your success stories.
