From RE point of view only I'd choose Dallas. Especially if you want to invest in apartments for cash flow. Texa is also landlord freindly which we don't have here in Seattle. The rent to own ratio is also favorable in Dallas.

There are duplexes that are cashflow on MLS in renton highlands which is a way better location than tacoma. I own multifamily there so i know the numbers. Renton highlands is going through gentrification right now it has a lot of rooom to grow both in appreciation and cash flow.

Depends on how much it can rent for, it looks expensive for brrrr

i have been to this a few years ago in Tacoma for free. It's a big picture type of seminar. Unless you are one of the big players it is not very useful, you may get a feel of the direction of general market that is about it. They actually host online seminars similar to this for free.  I just attended one yesterday.

It is more important when to invest in the cycle than how old you are when you invest. People invested in 2012, 2013 all made a bundle regardless of age or the experience.

I would go for it. For a class b location cash flow is pretty good.
