I personally know the multifamily wealth nation team and I can vouch for them. Josh Roosen is not only an experienced multifamily investor but a stellar human with great values. They are some of the best at apartment investing and helping others get into the space or scale their business. I can not say enough good things about them! Would highly encourage anyone considering working with them to take the leap.

@Ethan Neumann I can promise you Jake & Gino are one of the best if not the best Multifamily Mentors out there! They crush it at investing and invest very heavily into their students.

I know a lot of individuals in Jake & Gino's group. They have all experienced a good amount of success and more than happy with joining. Jake & Gino seem to be very involved in the group as well. I also like that Jake & Gino own their own property management company so they know the ins and outs of effective management. I would highly recommended them if you are serious about getting into apartment investing.

Hey Matthew!

I can relate to everything you're saying. I truly believe it helps to have a mentor when implementing the knowledge you learn as real estate has so many variables and just like a lot of money can be made in a deal also a lot can be lost. As for Jake & Gino, those guys are the real deal. They themselves are stand up individuals and very involved with their community. They have had a lot of success with their students. 

Most people don't quit their day job off the bat, they get started and work their way towards that so I wouldn't worry about that as much. As far as the investment, you have to ask yourself do you believe you can create a return greater than that investment? If so then do it. For example, a few years ago I had a shot at about 100 units locally in Maryville, TN, it was 50K a door back then. Now that same asset is trading for about 75K a door. At the time I didn't have the right relationships or education to see how good of a deal it was and take it down. Now if I would of had the resources Jake & Gino provide at that time, I probably could of pulled that deal off. Missing that deal potentially cost me a couple million dollar profit.

Hey Wade!

I've heard great things about Grand Rapids, MI. I would highly reccomend diving into Multifamily books, podcasts & youtube videos, those will help you with the basics. I myself started with small multi units like that before scaling up. One group I found really useful was Jake & Gino. They are both top notch. I'd start by checking out their podcast, Wheelbarrow Profits and reading their book which is also called Wheelbarrow Profits.

Hey Steven, 

I live in Knoxville, TN where I am consistently around the Jake and Gino team and all they do is provide value left and right. I would highly recommend their coaching. They do real deals, day in and day out, I see them around the corner from where I live and from our apartments. They are big role models to me and the furthest thing from "guru's." I cannot speak more highly of Josh, Dylan, Gino, Jake, Nick and all the others.

We have a property under contract and assigning our equitable interested in it. Price is $22,000. This property is vacant and needs lots of rehab.

*Assigning interest in this property. 

Needs sub-flooring work in the kitchen, and some cosmetic repair. Some windows will need to be replaced.

Metal roof. No HVAC but HVAC is probably not needed for a house this size. There are window units in place.

There is also a storage shed in the back, and the property is pretty decently sized.

Rent: Was renting for 450 per month. Tenants just moved out. Could rent for 500-600 after fixed up. 

Could lease option it to a buyer, rent it out, or live in it after a few repairs.
