I found a property Free and clear with an ARV of $515,000. The property needs a full rehab, which I estimate at $100,000. Home next door in similar condition sold for $275,000 cash. The owner is asking $300,000. Would a seller financed deal for 5 years be a good solution to acquire this property?

Hi All,

I just moved to Philadelphia, and I can't believe they charge you to pull public records. How is that not illegal? Has anyone had issues with pulling records in Philly?

I have a client that has found a seller in preforeclosure in a property that is upside down. My client has asked me to list the property and submit their offer at the same time. Can my client submit an offer as an llc and assign the contract?

He has a pof from a hard money lender, but the offer is supposed to be cash, which is why I think hed like to assign it.
