Single-family residence fix & flip investment.

Purchase price: $109,000
Cash invested: $75,000
Sale price: $255,000

Fix and flip value add. Took a 2/1 and made it a 3/2.

What made you interested in investing in this type of deal?

The profit potential due to the value add and the lot size. The property sat on 1.7 acres.

How did you find this deal and how did you negotiate it?

The deal was obtained through a wholesaler.

Vett the contractors better, have a more detailed scope of work and always get title insurance.

I'm in the Triad of NC and looking for a rent ready rental. I would prefer for a property in the Greensboro NC area, but open to all of the Triad. I'm fine with doing some cosmetic updates. Looking at 200K and under Price Point. Thanks
