@Harmon Raef 2-3 bedrooms and just the area that we can find a good deal in is how I mostly look!

What are your thoughts on 1 bed 1 bath condos?

@Harmon Raef maybe 5% of our bookings are travel nurses. We almost never get them because they get their assignments 3 weeks out and we're always booked up. I think every city is different. There are so many reasons people have extended stays in Austin and travelling nurses are such a small one here compared to the large amount of stays.

What are some parameters you look for when searching for an MTR? Such as location, amenities, how many bedrooms and baths, etc.

@Harmon Raef we get around 85% of our bookings off Airbnb, a few off VRBO and the occasional furnished finder but not much from them at all. I'm 97% occupied for 2023 on my 2 bed in 78745 about 15 minutes south of downtown now. @Conner Olsen and I both run a few and help people find them all the time. I don't think you need to be directly downtown necessarily but can be a few minutes away. If people are staying for a month they have a car.

This is probably a silly question. but from your experience are the travelers mainly travel nurses? I see some people on social media say to secure a unit by hospitals and then some people say pretty much any location matters. This would be my first rental investment so I'm trying to make sure I'm at least somewhat doing the right thing.lol

@Harmon Raef there is demand in central Austin, but make sure the unit and building allows for 30 days rentals, many have limits of 3 or 6 months as a minimum lease term.

Thank you for your response and I'll keep that in mind when searching for a location. Do you also know where people are listing their midterm rentals? I know airbnb, Vrbo and furnished finder but not sure if there are any other places people have them listed?

Quote from @Eliott Elias:

Medium term rentals attract a different clientele than STR. I would try to buy around company headquarters like Apple, Dell, Samsung, Google. Get those clients who are on assignment and don't want to be held to a one year lease

Are you relying solely on airbnb and furnished finder to find those clients on assignments?

I'm currently looking to secure a MTR apartment in downtown Austin. Does anyone know if demand is there?
