@Doran, I am not sure of the value of each property. These were purchased with owner financing 4 years ago with 5 year balloon so I need to refinance soon. These are in FL. How do lenders value properties like these? Do they use individual appraisal as in residential lending or combined NOI and cap rate as in commercial loans?

Hi BP Family,

What is the best way to refinance 12 units made of 3 duplexes and 2 triplexes that are in 1 city but not near each other? All are currently owned in a single LLC. Would such a portfolio be valued using individual appraisals or NOI and cap rate?

Hello BP Family,

We are about to go under contract for our first small multifamily property. For discussion purposes, I will use a 10 - 14 unit in SC example. We expect to have a 30 day due diligence period followed by a 30 day period to close. Therefore, we have to close within 60 days from contract date. We would appreciate any insight on the purchase process and financing connections we can get.

Assumptions: 

1) Credit score of all parties is 720 or higher. 

2) For our due diligence, we are planning to have the following done:

  a) An inspection

  b)  A PCA (this includes an alta survey and an environmental study)

3) We would like to put as little as possible down and obtain the longest amortization possible.

Questions:

1) Does the 30/30 sound reasonable and could we expect complete due diligence within 30 days and to close within 60 days total?

2) Are we missing anything for due diligence?

3) If we are doing a PCA, should we still have an inspection done or does the PCA cover everything under standard inspection?

4) What can we expect for financing?

5) I would receiving information on lenders willing to finance this purchase for us.

Hi guys,

Just getting started, acquired 1 SFR and 1 duplex at retail, and quickly found out that having a good lender would be critical to growing our portfolio. Also, we are looking to purchase at the wholesale level (rent-ready or rented at 25% below appraised value).

Hoping to piggy back on OP question: looking for recommendations in Jacksonville FL area for community banks, portfolio lenders, credit unions, or any lender for this area that would have 6 mos. or less holding/seasoning period and 75% - 80% LTV for a cash our refi. Like everyone else, would prefer that the lender be willing to lend to an LLC, but based on research and reading posts here, I'm not holding high hopes. Please PM with details. Thanks in advance.
