Hello, 

I am looking for a reliable Handyman in the Spring Hill TN area for two of my upcoming properties (townhouses) that I will rent out. This will be for any general upkeep of the properties as and when needed. Any recommendations would be really appreciated.

I am under contract on a property in Cherry Log working with the Short Term Shop and I was hoping to chat to you if you have a few minutes tomorrow or day after tomorrow. Just wanted to know little bit more about more realistic expectations on vacancy, nightly rates, finding cleaners and handyman etc and etc. I would greatly appreciate it. Thanks in advance.

What websites/tools are good to get crime statistics for any given neighborhood. Just to get a fair idea. Nothing super detailed or anything like that. Thanks in advance.

Dear fellow BP members, 

Need some help with this partial BRRRR deal. 

1. I plan to purchase this property with 20% down traditional mortgage. 

2. Rehab estimate is 25K and I plan to pay for that using Personal Line of Credit with about 8% interest. I don't think there is anywhere in the calculator to account for this as it seems to me. 

3. Rehab time will be 2 months (Actual rehab time will be just a month but I am keeping some buffer for possible delays and the time after the rehab to get it finally rented out. 

4. Refi I calculated based on 70% ARV with traditional mortgage. 

Is there any errors in this analysis? Thanks in advance

Although we had saved up about 75K to start out with a rental property but we were also in a middle of starting another business for which we could not get a SBA loan so we had to put majority of our savings into that. I am able to obtain a margin loan from the stock brokerage account i have for about 25-30K with 0% interest and also no specific time limit to pay back. Would it be a good idea to use that as a down payment for my first rental property? My intention is to pay back the margin loan ASAP (within a year or year and a half).
