Post: Qualified Retirement Plan

Now that I am preparing to "turn up" the metaphor "heat" on my new real estate investing career, I have heard a little of this and  little of that about qualified retirement plans (QRPs). Could anyone give me advice on getting this started? My 401k plan has over $10k within, but I still work for the employer that holds it. Could I invest in real estate with a QRP? Should I set it up myself or have a professional do it? If the latter, then what professional? Accountant? Lawyer? Should I do it via Equity Trust? Any and all advice and guidance will be appreciated!

After years of doubt, I decided to give their $1500 home study course a try. So far, so good. I sent mailers out to 50 countries so far using the form letters from the course, and have heard back from at least half of the counties. I haven't bought any liens or deeds yet. But I will be going to their 3-day event in Houston early next month. Tony & Saen's course seems solid so far, but I'm gonna wait until after the workshop before I decide whether to recommend them to anybody. All I can assure you of right now is that their $1500 home study course is worth the investment...if you are willing to put in the necessary time and effort needed!

I am prepared to start making offers on SFHs in Chicago, IL, but I don't know any attorneys at all. Of course, I supposed I could just browse the phone but or Internet, but I'd much rather go with an attorney someone knows and has fond to be a valuable asset to their business.

What I'm trying to do is create a Master Purchase and Sell Agreement that I can use again and again as I make more and more offers.

An attorney who does closings and/or is connected to a Title Company would be the ideal one.

Any recommendations would be greatly appreciated!

@Bill GulleyOh yes, I am well aware of the Dodd-Frank Act, mostly because I'm a member of The Paper Source. Yes, I was an in between guy, but I don't need a license for what I did because I remained a principal in the transaction.

Well, after years of struggle and uncertainty, I have finally closed my first note deal! Actually, I had always had access to high-quality buyers. All I needed were good seller prospects to match them with. Finally found some and made it happen! Closed my first deal on 6/30/2015, and got paid on 7/1/2015! 

At long last, I have proof that I'm a guy who can turn someone's note into cash!

Does anyone know how I can get some reliable, trustworthy information on getting started in tax lien investing without paying an arm and a leg for it? There is free information out there about tax lien investing, but none that gets into the down-and-dirty, hands-on, nitty-gritty of tax lien investing.

I'm not saying I'm afraid of investing in my education because I'm not. But come on, seriously, I may be a beginner, but I've studied enough to know I don't need to buy some $1500 course just to get my foot in the door of tax lien investing!

I live in Chicago, if that helps. Anyone who can direct me to where I can get this information will be greatly appreciated!

Update: To all of you wonderful folks who gave me the 4-1-1 this past summer on sites through which I could become a private lender with a small amount of capital to begin with --

It's been half a year now, and Lending Club is working out great for me. I'm making regular small investments, temporarily, until I am able to roll over my still growing 401k. 

Just today I opened an account at fundrise.com, and am eager to see what investment opportunities they will have for us non-accredited investors. 

Thanks again for all the advice and resources you guys gave me! It truly is amazing to see how many investing opportunities there are out there. And who can possibly pass by an opportunity where they do the prescreening for you?

@Account Closed Experian seems to offer better deals for purchasing more names, but they don't seem to allow you to go below $100. I might check them out, but I might try Advanced Data Services first.
