Yes, it certainly is! I wish I was able to advise you on a site that handles Cook County liens -- since your focus is the Chicago Metro area -- but unfortunately I don't know any. I do know a site through which tax deeds are auctioned on Illinois properties. But Cook is not one of the counties on that list. That's the bad news. The good news is there's about three or four dozen other Illinois counties on that site.

@CARL DECANINI Oh, Grant Street? Excellent resource for Florida and California tax deed auctions, as well as Florida auction & over-the-counter liens. Plus Florida auctions are held there year-round. Not all counties are year-round, of course though. Grant Street alone is more than enough to keep you busy for months!

Great point @Ned Carey. Come to think of it, there's not really anything I can think of that they offer that compares to the reliably up-to-date information that Grant Street and other sites I use regularly offer. But keep in mind, I'm just going by what I already know about TaxSaleResources.com, which is not much. 

Perhaps I should just stick to what I know is good and works!

The Ultimate Research Tool (URT) is no longer sold by itself, but as part of the mentoring programs. Truthfully, you don't need it to succeed. And even if you have it, you still need to research the individual counties' rules before investigating in liens and deeds. Once I gained access to the URT, though, I stopped mailing to individual counties. (I had mailed to 70 counties, heard back form about 80% of them.)

Counties want to help you as much as they can because they need investors to buy these liens and deeds so they can get these properties back on the tax roll. USTLA is great because they provide all the information and resources and support you need to get started and get moving.

I've been buying a minimum of one lien a month for quite some time, and one of my goals for 2018 is to buy my first deed. But I may need to find a money partner.

So far so good as I have been getting the ball rolling, having bought over a half dozen tax liens so far, and doing thorough research on properties has become more natural with every new lien.

But now I must ask: does anyone know anything about TaxSaleResources.com? I've been getting emails from them for quite awhile, and am now wondering if it'll be worth it to subscribe to them.

@Dennis Weber You made a great point, and sorry I took so long to respond. The answer to your question is I took a few months off from actually buying liens in order to get mentored and learn how to do research better in order to avoid buying the low-quality liens I bought last time.

So now I have bought three liens so far, and they are going at 18%. Right now I'm buying a lien a month, and my goal for 2018 is to up that to two or three a month.

Meanwhile, I'm keeping an eye on deed auctions, but I'll need to get a financial partner before I actually bid on some of those deeds because the good ones are outside of my price range. 

But most importantly, I am getting the hang of this research and being care to steer clear of junk liens.

Well a promise is a promise, and I promised that after the event in Houston, I would decide whether to recommend Tony & Saen's course. And the verdict is...! do! 

Before I enrolled in Tony & Saen's course, I had bought two tax liens in Florida. One redeemed, and I got my 18% return. The other did not. I could have, and still could, apply for the deed on that property. But I won't. The property is worthless. Had I had Tony & Saen's 14-step process to guide me, I'd of never bought that lien. But I chalk it up to a lesson learned. Hey, I loss less than 50 bucks on it!

Of course, you don't have to pay for any course if you don't want to. There is more than enough information online. But information and resources are not necessarily the same thing 100% of the time. It all comes down to what kind of student you are. 

Can you tinker with something for awhile and learn how to assemble it on your own? Do you need a manual w/instructions? Do you need someone to show you how to do it? Do you need someone to hold you accountable?

The course provided a wealth of information and resources to get started. And the workshop provided even more valuable resources, and connections as well. I was shocked. Having been to many real estate seminars, I was used to receiving just enough information to get hungry for success, only to endure a pitch fest for products and services I could not afford. This workshop, on the other hand, was dominated by education and networking, not sales pitches.

The only thing they tried to sell us was their mentoring programs which, again, are better than any I've ever seen. They did not spend a lot of time on this, though, and offered these as an option. We were not fed any of the typical "you're not serious if you don't buy this" crap. And the mentors sat with us and ate lunch with us, and gave us free information and resources at the lunch table! Compared to my past experiences at these types of events, this was amazing to me!

So yes, you can be successful in the business without them. But with them, you can receive and helping hand that just might give you a leg-up. It's always good to have a variety of options!

I really want to thank you all for the valuable information and resources you have provided me. I have looked at the website links, and must say that the Solo 401k seems to be just what I'm looking for. 

Since I am still employed with the hospital that carries my plan, I cannot roll it over yet. Since I have been employed with the hospital for over 5 years, my 401k and pension plan have become one, and I can now take the pension with me if I ever decide to terminate my employment there.

I'll continue to study the Solo 401k's in the links you graciously provided me, and will roll them over to one of the plans when the time comes that I can.

@Dmitriy Fomichenko Thanks for telling me a little about the Solo 401K. I went ahead and clicked the link, and am currently reading up on what a Solo 401k is and what it offers. I also browsed your website. So far I like what the Solo 401k offers. I would like to read some more, just to make sure I understand all that it entails. I appreciate the link!
