Does anyone know how a quit claim or warranty deed works in Alabama? I thought I could do a quit claim/warranty deed first and then work out the details of the refinancing; but, it appears that on the warranty deed contract I have, I have to put a purchase price. Is a quit claim different?

Should I have a penalty if the property manager doesn't fill vacancies? If so, how would it work? Should I withhold the management fee if a unit stays vacant for 2 months, etc?

How should rental advertisement be handled with a property manager? Should it be included in their fee or should I be paying it separate? How much should I allow for advertisement, to make sure the property manager doesn't advertise excessively and waste money when it's not necessary?
