I was looking for vacancy rates to analyze a refinance deal, and came across this thread. The neighborhoodscout.com site was really helpful. Thank you Jennifer!

Jim, I also tried the huduser.org site, but apparently it stopped providing the data for download in April 2011. The latest data goes through September 2010, but I still can't download it. That would've been nice if they continued to make that resource available, at least to have multiple sources to cross-verify data.

UPDATE: I know it's been several months. I just haven't been as active as I'd like on BP, but I wanted to let y'all know how it turned out. I did end up calling the Alabama Real Estate Commission. I asked the Commission if the PM was required to pass along the contracts, and they didn't clarify if it was required by law unfortunately. But my question to them was not in vain. The Commission called my PM inquiring about the contracts, and the PM immediately furnished me with all the tenant contracts at no charge.

@Daryle Scott Palmer Hi there! I'm not as active on BP as I should be, but their new mobile app updates look nice, so I'll try to keep up with it a little better. I do organize a monthly meetup in Huntsville. I had done some group mentoring before and when that ended, I didn't want to stop, so I figured I could start my own meetup! Our next meeting is Monday, Aug 27 at Rooster's Crow Coffee Roasters if you can make that! To stay up to date on when we have meetings, I can add you to our FB group.

Thanks, Denise! That was what I thought, since it's a binding agreement between the tenant and myself. I'm going through the contract again to see if it mentions anything specifically about giving me the leases.

Craig, they actually ended it with me, and gave a bunch of reasons that made no sense because they knew about my exact situation before we signed a contract. So, all those reasons they gave they knew about before signing. And it's for the best really because they did a lot of other shady things.

Michael, that was my thought actually, that they are just trying to get to me and also pinch every penny out of me that they can. I actually had to

ask my tenant to take a picture of the contract, which he did, and upon looking at it the move out date was incorrect, and he said the management company had it correct on their copy, which is what I need to fix an issue that happened under that property manager.

Thanks, Cara! I'm going to look thoroughly through the lease again to see if it says anything about the tenant contracts. 

Zac, I have reached out to my lawyer twice this week with no response. I will definitely call the Commission and reach out to Sarah as well. I want to respond to the property manager, but want to make sure I know my facts first, and if needed, use a lawyer to resolve this.

I'll post an update on here when I find out more information! Thanks for the insight!

I had a property manager for 1.5 years and our agreement just ended. I requested the tenant leases that they had for the last 1.5 years, and they're saying it will cost $100 for them to retrieve and send them to me. I need those contracts for current business. This seems very unethical to withhold leases that are technically mine and try to charge an excessive amount of money just to retrieve about 6 contracts for a single duplex. Can anybody shed some light on this or help me understand how I should handle this?
