Jean, This is a situation that warrants your concern. But, business is business and if you do your due diligence and he meets your expectations, and he likewise, than your relationship should not be in jeopardy. If he is the real deal and you are frank with your quirks and expectations it should lead to an excellent outcome and continued relationship, I would hope.

Peter, I grew up in SoCal in the 60-80's. You are living in the mecca of deals.

Your questions are valid and you have much to learn. Be wise and understand value. Many are driven by emotion and value follows their curse.

Eli, all great questions. 

My question is:

What is your expectation of each of your questions?

Wayne, I manage an 82 unit Condo complex in Denver. I take care of each residences needs and the buildings needs equally.

I am here 24/7 with all forms of communication. If I am away, there is the HOA management Co. they can call, "plan B".

A quality manager that cares about you and your residences is invaluable. Period.

The "form" is communication with the residences and knowing what status the building is in before a problem arises.

Having a great relationship with your top vendors so they are "call and respond", "1 and done" at any time is invaluable as a manager. This cost and relationships will be resolved over time.

Having relationships with your residences is second to none when maintaining your property. I have 109 residences i'm looking out for in our building. Manage your manager if you have to. Life is good here at our complex.

I just spent $13k for 200amp on a 4bd 2ba 1900sf ranch complete gut and new wiring with structured media box and data wiring also, updated service line too. Gallup, NM pricing....
