Hi all -- I found this older thread and have a similar question. I'm considering buying a property on Center Street just SouthWest of UNC School of the Arts. I'm a newbie Buy and Hold investor from California and have a couple of properties in Durham and Burlington but I'm not very familiar with Winston-Salem. I'm wondering if anyone is familiar with the area and if this is a good place to invest and rehab? Thanks for your input.

@Phillip Bradrick  Hi again Phillip. Do you think there is any value in joining TREIA as an out of sate investor rom CA. I would love to make the meetings, but I am in the area only a couple of times a year.

@Jaron Walling   I just spoke to the inspector and it looks like the seller had fixed the subfloor of Unit B before they laid in the new floor, fortunately. The unit that his occupied has all of the problems. Realtor feels like I may be able to negotiate a seller credit for some of the damage. Foundation wall also has a few cracks, most likely from settling due to lack of rain gutters or kick-out flashing, but all-in-all not too serious -- roof and electrical in decent condition. 11/17/19. Just got the report from the inspector today. Electrical: fine except for no outlet in the Bathroom (weird!)  The biggest issue is some rot found under the subflooring of the kitchen. Hope it's not a money pit to get that up to snuff. Also need to clarify which kitchen, as Unit B has new linoleum flooring - recently rehabbed. That would suck if that needs to be pulled out. I'm a bit miffed that the seller didn't fix the flooring issue before the rehab.  Perhaps a seller credit is in store ... if it should prove costly.
