Hi everyone,

Can anyone help with a resource for New Home Construction Training?

I am doing some ground up construction with the same GC/Architect on all three current projects. We have been working together for some time on flips and additions so I trust them and the projects are running smoothly but I feel I don't know,... what I don't know!!

My projects are all in Los Angeles County, so something logistically relevant would be helpful. thanks

Thanks. I began doing my own inspections with a reputable inspector on my last few properties, then made the repairs that were necessary then had it re-inspected. What I've found is 5 inspectors will give you 5 different reports.
I typically don't inspect sewers on the acquisition of the property. If I run several faucets for 15 minutes and flush the toilets and there's no back up, then I don't bother with the sewer inspection. I think my take away from this exchange is a little more diligence on the disclosures. Thanks

I am repeatedly wrestling with buyers over repairs requests. I fix/flip in Los Angeles, average ARV +\- 1mm.
I am at the point where I have been doing my own inspections and making the repairs then handing over a Due diligence package to the buyer, and still the repair requests are long enough to strangle an elephant. Sewer repairs/replace is the big one, time and time again. In the end, the escrows are closing but not before some credits and headaches. Any thoughts?

High schoolers, listen up:
Your teachers don't teach you how to make money, they give you theory.
The greatest gift you can ever give yourself is the knowledge of how to make money. Real Estate is a fantastic vehicle.
Having said this, you need to be 18 to enter into a legal contract, take this time to educate yourself, hook up with a mentor and by the time you are 21, you will have a lot of experience and the $$$$ will follow. Good luck

supply a hefty EMD
5 day instepciton
Then bury somwhere on the last page that the buyer reseves the right ot put a 1st trust deed on the proeprty, (this allows you to convert to a private money loan)

I have a title binder policy that i took out when i bought the property a few months ago as a flip. So in answer to your question, the title work is done.
