I had my flyer reviewed by a SEC attorney and I send the mailer to people who had lend in the past 12 months. I was able to meet several people which some of them are currently investing in my deals

As an example, when looking for a list to mail letters or postcards to apartments/multifamily one criteria to create a list is as follows 1) year built: 1940-1990, 2) 5 to 50 units, 3)sale date: 7 years or more, 4) 50-100% equity

Do you have something similar when looking for storage facilities?

I have been investing in SFR for a few years and I have a criteria that has worked since day that I found in Bigger Pockets, but now that I am looking to invest in storage facilities that information is not easily available

Can someone provide an entry level criteria like # units, year built, Sale date/Equity or other items needed to pull a list to start mailing?

I will start marketing 5-50 units

I have not seen many sample letters or postcards to target Multifamily Units. Do you know where I can find this information?

Also, when targeting multifamily units, do you send letters with company information or do you use a more informal method like just using your name as an individual nor a company

Hello BP, any ideas to find note buyers?

The majority of people that I have talked are brokers looking to get the notes at 50% below face value or more, but I would like to see if someone can provide tips to find the ones who will hold the note for long term.

Hello BP,

I am currently looking to sell several notes from my owner finance deals, they are performing and would like to know which is the best way to sell them.

I have meet several people in local REIAS and would like to know if there are other venues or ways to find the note buyers. I am NOT looking for note brokers, just for the main buyers.

Any suggestions?
