so my question here is when everyone is talking about the cash flow, are you considering the 15 yr or 30 yr loan?

About 1800 but it has home stead exemption available...

Ok. How does this door to door thing work?can someone with experience in it put more light on it? I have been silently watching the MLS listing a do have not seen the great deals where you will but 50 to 60k and still make 1000 rent on it. I have no experience in approaching people with mail in cards or something like that. Will someone really sell their house below market price? I am trying to find a real life application in it..

Thanks for your replies... Mixed views from all the pros... For those who said 50 to 60k , there is no way I can get at that rate because I haven't seen that kinda deals here. If there was, I will jump right on!! The real estate agent says the offer has to be reasonable.. Otherwise seller will not respond. The HOA covers the exterior and snow removal . I still have to dig in to more details about it.

I have seen a condo $99,900 for which 1000 to 1100 is the rent expected. $ 30 HOA fees. This is a college town and the property is about 1-1.5 miles from college. What do you think should be the good offer price and what's the negotiation room here? As an investor, I don't want to pay the listed price. I don't really have a great list of sold property and their prices. The property looks easily rentable .

@Thomaslandis I am looking to buy and hold student rentals and single family units. Not sure if I am into flipping house. I don't know much about it.

SO i am a newbie who does not have any real estate investment. I dont have a house yet. I am ok with that but i want to start investing in rental property first. I am looking several properties in bloomington IN area which is INDIANA UNIVERSITY college town. Definitely a potential for finding renters out there. I have been reading and listening to all info on real estate property and everyone is like you should have at least 1.5 to 2% rent expectations which i dont really see it happening here. Its like around 1% average rent. For a 90000 to 100000 property you can expect 900 to 1000 rent. The properties are like 1985 to 1995 year built. Lot of them have HOA which i am definitely not getting into . Do you think this could be a potential cash flow area to invest in? Am i the only one missing the connection here or is this the picture of the market out there? The 3 bedroom newer properties are asking about 125 to 135000 but the rent return is only about $1000 to 1100? suggestions ??
