Hi There

I finally got first investment SFR and now I am under contract, close date will be end of Sep.

I get the home inspection reports and attached file is some of major concern items.

Since it is build 1994, the home in general is pretty good shape but these few items, i am not sure how much cost will be if i am going to fix. Or some item, i don't need to fix to rent. My concern is safety issue.  #4 Living room fire place is one of them for safety issue. The home price is about $180,000 and it is located in TN. It is single family home and I would like to  learn/hear from investors. Thanks !!

So based on the calculator, if the property is 250,000, the tax for "NO Homestead Exemption 15% Assessment" will be like around 5,117. I think it will be about 2.04%.

Thank you Jason and Verna. What will be the taxes rate in the MS area? Any estimated tax rate that i can predict?

Hi All

i am very interested in the Olive Branch, MS area. It looks like the cash flow is generating pretty good and it is too good to be true.

I would like to know if i am missing anything. I was checking some austin suburb area but cash flow is not as good as this area.

I would like to focus on where steady cash flow is available not focus on appreciation.

Appreciate any insight if you can share.

Hi

I am interesting invest property in CA since it is my home here. Looking for investment property but hard to find good property which will have good cash flow. So far, I am keep looking near by Fresno, Sacramento but can someone advise if there is any good area i can look ? thanks
