We offer loans for rental properties or 12-month interest-only loans for rehabs or interim financing.  Better rates than hard money lenders.

  • Don't need a W-2 income or tax statements to prove income.
  • Loan qualification is only based on credit score and the property itself.
  • Vacation rentals are OK - many banks won't do those.
  • Foreign nationals can get these loans, which some banks won't do.

The houses vary pretty widely on size of investment but it can be as low as $50k and up to $125k.

Hi Leon,

We buy properties below market value and resell them with owner financing in place. (we rehab them if needed or sell as-is, depending on the property). You would have a first lien position on the property and there would be equity above and beyond the value of the mortgage note in order to reduce your risk and increase your yield. The properties would be located in either VA or TX. I would be happy to have a call with you to answer any questions you have.

Instead of putting all your money in high risk investments like stocks or low risk/low return investments like bonds and CD's, consider being the bank for owner financed houses.

My company sells houses with owner financing and as one of our investors you would simply be the bank and make passive income. You would have a first lien position on the property, just like a bank gets, so that your investment is protected by the house as collateral.

Expected ARV: $515,000

Rehab estimate:  $85,000

Ideal flip in the Memorial neighborhood in Houston, TX.  

This house underwent a $100K remodel and then flooded in Hurricane Harvey.  It only flooded once which is a big advantage in Houston since most one-flood houses are not expected to flood again.

HVAC was replaced after the flood as well as all new wiring. The $100K remodel included major updates to the house such as opening up the floor plan to the great room and upgrading the bathrooms and kitchen.  Many of the benefits of that remodel remain, with upgraded bathrooms upstairs and the open floor plan downstairs.  Major landscaping was done in the front and back yards as well which is intact and adds curb appeal.
