Closing on our first deal next week. It started out as an answer to a craigslist ad for an automated business and the owner of business would not accept our VERY fair offer to take over his lease....so now we are buying the three lots that it sits on. Now he will be our tenant. We are soon to be the proud owners of one of the busiest corners in in our county and by default the owners of the automated business as well when his lease is up in 6 months (if he doesn't leave before them due to work relocation). Only 3% down and 5% interest rate with owner carry contract. We've arranged to have the owner allow us a moratorium on rent until we can put in some improvements and the place is cash flowing. Just a testimony that even in today's economy deals are available and getting out there and doing your homework pays off big time!
