Hey,

So I have a property that I am contracting at a great low price. It is currently zoned as residential but is located on a main road next to a national chain pharmacy. Its a no brainer that I have a deal and that there will be a buyer that would rezone this for commercial property. What I don't know is do I market this as a property that can be rezoned commercial? If so, how do I determine what my wholesale fee should be or how much difference the land value would be after its rezoned? The house that's on it most likely needs to be torn down. I cant see room for profit if the buyer is to use it as a residential property. Any tips or advice would be great! This could possibly be my first deal, I want to make sure I don't undersell myself or the property.

Ok so ive been told to make sure I have a couple hard money lenders available. I am a bit confused on how all of that works. I do not have funds to purchase so I was going to wholesale a few properties first then maybe get into flipping. Any advice and opinions would be great!

I'm looking in to teaming up with a broker in Raleigh, NC. How do you prefer to present that idea to them? What does a wholesaler have to offer to them to make them want to work together?

I am originally from Fay. NC so I am very familiar with the area and where to find great deals! I haven't ventured out to getting contracts there yet because I don't know if it is an area that investors would be interested in buying.. Fort Bragg is within the same town so there's ALWAYS money and people moving there... What are some ways to find out if there are investors in that area? I have found a lot of wholesalers claiming to be buyers but have not found actual investors.. I feel I'm looking in the wrong places..

I am interested in going to Real Estate school to help me further my career as a wholesaler. I know I do not need to go to RE school however, I feel the more information and knowledge I have the better... plus it gives me many more avenues to work in real estate while I'm getting the hang of wholesaling. With that being said here are my questions....

What are some reputable RE schools/classes in Raleigh?

What's the shortest course length you can take?

What's the average cost for RE school?

How many times did you have to take the test to get your license (I've heard its extremely hard.)???

Are there any quicker courses?

What other options of school does someone have to work in RE???
