Is there anyone investing in self storage in KC (or surrounding areas)? Would love to connect! 

I have had a few occasions where I've wished I owned a truck. Do I think it's worth the money to buy one? No--since you'll find a workaround if you have to. As I get more properties and outsource more of the work, I imagine I would have even less need for one. 

Personally I stick to the Kansas side. I invest in areas of Wyandotte and Johnson County. Those areas tend to be landlord friendly and appreciate well. Would love to chat more! @Jason Malabute @Kendall Schorr @Kyle Sheker

Thanks, @Adam Lacey. That's a good point. I've tried reaching out to the city but they are pretty vague in their answers. I'm going to try to provide a specific example and see if they can give an answer. 

@Pavan Sandhu, I plan to build the ADU from the ground up. I haven't obtained the property with primary house yet but am trying to do my due diligence ahead of time in case I need to look for a property on a unique lot in order to accomplish this.

Hi @Mathias Simmons, I also happen to be in the KC area! Duplexes and guest houses are harder to come by in my area, but walkout basements are much more common. My boyfriend and I bought a house with a walkout basement (with a bedroom and bathroom), we added a kitchenette, and now we rent out the basement area while living on the main floor. It's working out well for us. Happy to discuss more if you're interested!

I was wondering if anyone has experience building an ADU where separate utilities are required by the city? In my city, ADU regulations state:

Easements shall be dedicated for separate utilities to be provided to each dwelling unit.

A typical lot in my city has utility mains running in front of the house, and the houses are built pretty close to the side lot lines (around 7-10 feet from house to lot line). Since utility easements must be at least 15 feet wide and ADUs must be built in the backyard, I am interpreting this regulation to mean that I would only be able to build an ADU on a large or corner lot. Am I missing something?

Hi everyone, I own a few rental properties but I am looking to scale. One of my goals for 2022 is to attend real estate investing (or related) conferences to continue to learn and meet others. I'm interested in mobile home parks, self-storage, tiny houses, and short term rentals. What conferences do you recommend? Looking forward to meeting some of you!
