I went to school to be an auto mechanic. I don't use my degree at work, but I now do all my neighbors and my own maintenance! This saves me $60ish an oil change on my own car and makes me a little on the side. We also have stopped using K-cups for coffee. Instead we bought a reusable insert for our Keurig and started making Maxwell House by the cup. It's not great, but we barely taste our coffee in the morning anyway! Now, instead of getting starbucks for a treat, I'll by a $5 box of fancy k-cups and have a latte at home on the weekends. That box will last me 2 months.

@Timothy VanWingerden I am not sure the legality in your state, but if it's legal to ask them to resign I think I would just blame it on your lawyer. You could tell the tenants your lawyer requires a consistent least between all tenants so you don't run afoul of fair housing laws. Best of luck to you!

@Tyler Watts I think a good deal is a good deal no matter what the market condition. If we all wait for the perfect time to start investing, we will never get started! Our market in MN is tough, but we were able to find a house that was easy to rehab but smelled like dog pee and cherry almond lotion. Nobody else would touch it, so we were able to buy it low, remove the stink and renovate, and now we get to sell it in a sellers market! Happy deal hunting.

Hey Brian! I have found that, surprisingly, both Zillow and Redfin undervalue a recently remodelled house. There is no good way to account for total home makeovers! Redfin valued our house at $106k, Zillow at $116k. A professional appraiser valued us at $128k. Thank goodness we did our due diligence.
