Hey Al, sounds like a great plan and nice size budget to generate leads. I however would start with one area like direct mail and the then slowly expand to different media. Direct mail is a time tested media that has proven to be successful over time. Internet leads are a great supplement but $220 per lead is awfully expensive, try ZBuyer they are much cheaper and have a monthly plan where you can call aged leads. Be very careful about doing a press 1  campaign, there's a very good chance you will run afoul of the do not call laws. I would instead hire a telemarketer to call on fsbo's

Wow!!!! Section 8, devil, black sheep??? Unfortunately that's the false stereotype of all section 8 clients. There are devils and angels in all tenant classes, not just section 8.  But  to get to your question, just send them a letter stating you are not renewing the lease when it ends. If they don't move evict.

Welcome to the club, there is a wealth of information on this site and a lot of great people that will help you on your journey if you ask. Tell your friend to be very careful. Ask the housing authority and get approval asap. Generally a relative cannot be a tenant of the owner. The penalties are very severe.
