@Mark OGara Welcome Mark! How has your experience been the last few years in those two areas? Any crazy tenant stories? :)

Hello all!

I have been away awhile developing myself along with my first purchase of 2 properties in Pittsburgh, Pennsylvania. I have done this under owner financing /land contract February 29th! After analyzing the properties/areas and negotiating terms I believe I made an excellent entry into starting a successful real estate business.

It took me 15 hours a day for about 12 days to complete all the necessary cosmetic and general work for both properties. Less than 3 weeks, I have one already rented out officially as of April 1st. The other property is awaiting HUD to do the necessary inspections for Section 8. I met and spoke with many people before selecting these two tenants. I am here to tell you that the low/no money down is alive and well. You just have to be on the radar for deals!!!

Additionally, if you are in the Pittsburgh area and would like to network I would be glad to speak with you. In the next 6 months I intend to start managing other peoples properties. Already, I have people interested in having me managing their investments due to my background experience. By the end of this year I intend to have 3 properties total.

I am a former Marine, current student at the University of Pittsburgh majoring in Finance, and work at the University with veterans. If there are any investors in the Pittsburgh area on this site, feel free to reach out. I am always open to meeting other people and discussing various topics like what areas here to invest!

Kind regards,

Joshua

Micki,

Thank you so much! I appreciate some words of wisdom. Of course we haven't discussed anything with the attorney, even though its been about 45 days now. You would think that $200/hr would motivate people haha. That is certainly a good idea.

Hello all!

I've been looking for about 45 days trying to find an answer before bringing this to you guys. I am purchasing two properties and one has an open line of credit on them. I am purchasing them both under a land contract with a down payment. The owner says he will be paying it off.

Will this be an issue? How can I get the sellers attorney to include something in the contract that makes him pay the credit off? I read on BP to have the owner submit an annual/semi-anual  proof of payments.

THANKS IN ADVANCE!

-Joshua

@Ian Hoover I would be interested in this. I am always looking for meetups and attending events. Tomorrow I am going to the ACRE event

@Dawn Anastasi Charging a holding fee is an excellent option. Do you put that toward their first months rent if they decide to move in?
