Start listening to the Bigger Pockets podcasts, a new one comes out every week and all the older ones are available via various streaming apps and probably even on the site. The BP weekly webinars are also very informative.

Why treat the fireplace as special? It's part of the house, the tenants can use it like they use any other part of the house. Any damages or actions that require you to fix / clean up after they move out are treated like any damage or cleanup to any other part of the house.

Get a hard money loan to begin with (BP Marketplace), do any fixing up necessary, find a tenant, then refinance with a conventional bank loan.

Almost all the realtors I know are also investors themselves. Not only is this not a conflict, it gives you an advantage over other investors by giving you full access to MLS. I would say go for it. All the best!

HELOCs are like credit cards, they are a line of credit that you eventually have to pay back. If you have a good amount of equity built up in your home, a better way to go might be to do a cash-out refinance. Interest rates are good right now. Your monthly mortgage payment will go up, but if it's offset by the rental income then worth looking into.

If you paid by credit card, you could dispute the charge. Then the guru would have to prove they provided (or plan to provide) the services you paid for.
