Hello BP Fam,

Do you want to be my accountability partner? We can all agree that this real estate game is about consistent action and at times if our actions aren't successful we / I tend to be less productive and even stall at times.

If you're like me, let's be accountability partners so we can close some deals!!!

My Goals: Ultimately, I want to Fix and Flip.  However, I'm starting with Wholesaling to raise funds.  I'm currently working on a deal that I'd like to successfully assign to an investor within the next 30 days.

A little about me: I'm a licensed Real Estate Agent in PA but my Farm area is in Delaware (New Castle County).  My area of expertise is purchasing property from Tax Sale auctions.  I rely on BP, Clever Investor, Youtube, and Books to teach me about wholesaling and I'm still a newbie.

If you have the Clever Investor program, we can support one another on that too!!!

I can't include my personal email address as it isn't allowed on bp (my email was flagged until I removed it).

Have you ran into any problems with them during any wholesale transactions?  Considering I'm a licensed agent in PA (although my license is currently in escrow) I'd like to be as legit as possible!

Hello All,

Does anyone have a real estate NJ contract for assigning?  Apparently, the standard agreement from the board of realtors isn't assignable.

Hello BP Pros,

1). Can a house with a judgment of $285K be wholesaled? 

2). I found a house with a judgement of $285K (with Wells Fargo), it's been vacant for almost a year, there's a notice on the door that says "unable to locate", and a comparable house in the neighborhood sold for $275K.  Is this a deal worth pursuing?

3). Can a Pre-foreclosure be wholesaled?

When the homeowner is delinquent & there's a notice on the house from the Sheriff's office stating "Plaintiff demands an answer from Defendant" but doesn't have a foreclosure date, is the deal worth pursuing for assignment (wholesale)?
