Hi Steve, I would be an investor looking for a property. Strategy would depend on who would own the house after probate, whether it is free and clear and what kind of renovations need to be done.

Hi Tim. My friends have had power of attorney for about a year now. I believe they will likely be the executor.

Hi All, friends of mine just lost lost their mother/mother-in-law a few days ago after a prolonged illness. My question is: Since there will never be a "good time" to bring it up, is there a "too soon" time to start investigating and asking questions about what may happen with the home? I know that there are several strategies that could be employed here under varying circumstances, but I don't want to come off as a ghoul, taking advantage of someone still grieving.

Whether a personel friend or family member or someone I've never met, is there a best, "good time"?

If any of you have been in this situation or a similar one I would love to get your opinion. Thanks in advance for any advise you may have.

I see that I should have been more specific with both the topic and question. I would be looking for down payment on a fix and flip. Also, I can put some skin in the game, just not enough for all of the down payment. You're correct Don, why would they? Would the presentation of ARV comps with current repair estimates and purchase price be of any value? Is there personal information such as credit scores, personal financial statements that can help alleviate some of that risk?

Looking to have my ducks in a row so that when that first opportunity presents itself I can be as ready as possible. In the meantime I have that cashflow moving into the account growing slow but steady.

Just starting out and have exhausted the obvious first choices for investors-friends, family etc.. Any thoughts on who to approach after those? Also, I would like to be as prepared as possible to answer any possible questions that may arise. Obviously, I wouldn't be able to show an extensive knowledge of REI since I am new. Any advice would be greatly appreciated.

Hi all,

New to the group and will defer to you regarding meeting when more are available. I myself have entered into my Calender and plan to attend as many of these meetings as available.

Maybe we can shoot for a head count a week or so before the next meeting?
