Hello! Haley here.

I used to work on a US Base, and my father still does. I plan on purchasing a home WITH the help of my Japanese boyfriend. He will be taking out the loan, and I will be financing it. (Creating a contract to protect the both of us if things go south) Nippon Real Estate does a lot of podcasts and provides value for foreigners wanting to invest in Japan.

Properties newer than 2000 are structurally sound to last a level 6 earthquake. However, much older, and you'll be looking at many structural renovations in the future.

Hahaha. I’m glad that the threat convinced you to reply. Thank you David and Steven so much for your time. I researched the NISA after receiving your reply! I understand the most of it and got some extra information. My partner is a Japanese resident and wants to take advantage of investing with his extra money.

Who is eligible?
- Anyone who lives in Japan and is at least 20 years old. ✅

How much can be invested?
- ¥1 million a year and ¥5 million total for 5 years. ✅

How long is the tax-exempt period?
- 5 years. ✅

⁉️ My question ⁉️

I understand that you can have one NISA account at a time. Can you rollover the expiring 5 year NISA to a new one?

Hello Bigger Pockets Members,

How can I find a JICPA certified accountant who speaks English? I live and work in Japan with the US government and my friends cannot relate to the personal finance steps I take as a US citizen. But, they do want to start investing in accounts similar to a ROTH IRA.

I want to ask a few questions to a Japanese CPA to better help the friends who are interested in investing.

In the end, it is your property. So if you feel confident in the person’s ability to pay rent, go for it! I am a freelance graphic designer, and I would hope to have someone understanding as a landlord. There are so many ways to make money online. It gives you the freedom and more opportunities to grow financially. Side hustles and online businesses are increasing & have proven to be profitable.

It is a fact that information, in general, is more accessible. With a click of a few buttons, we can share our thoughts with someone across the globe and instantly connect with them! Or make an enemy, haha.

When I was about 13 (2012), no one I knew tried making money through these social media platforms. And nine years later, I would say that 20% of my friends have been attempting to sell something on Facebook or Instagram. The media have changed so much.

The spike of gurus on social media platforms is only getting higher.

Facebook and Instagram are helping promote them. But can you blame them? A person's time is their most valuable asset. And if a product or person keeps your attention for x amount of time, FB and Insta will keep showing you that content. We are stuck in loops of the content we have "asked for."

Everyone has seen a guru, and some people try it out. But the successful ones win the algorithm and catch their audience's engagement. Or they pay for their followers and trick people into believing their BS product/Get Rich Quick schemes. Either or, I see what you are talking about, Ross!
