well this is frustrating. I tried posting in marketplace from the mobile app (iOS) and it doesn’t show the sub forum “market place” as an option.

Hopefully some Moderator runs across this post and fix it.

Thanks

Morning everyone.

I'm listing my SFH in Clovis, CA for sale and am trying to post it in the marketplace. Do I just go there and post? Is there any requirement (other than providing the details for the post of course)?

Thanks in advance.

Thanks for all solid inputs everyone.  I talked to half of the crews.  Will definitely address everyone, including HO and PM after New Year break.  There are some very good suggestions I will implement for sure.

Hello everyone. I’m working as a sub at one project with multiple phases that seems to drag forever. We have a lockbox set up as usual for the main contractor’s project manager (Saleman), his runner, and of course my crews. Since it’s multiple phases, I’ve been sending multiple crews there to work for the last 2 months. All my crew members’ve been with me from the start (some for 5, some for up to 16 years). Yesterday customer sent a message to the project manager and me claiming at least 4 items got stolen from his house. I’m really stunt, and speechless. We never have that happening on my own projects in the past - not saying my crews are 100% trustworthy because I can’t warranty for anyone else other myself. But I do trust them! It puts us in an odd position where we have multiple parties having access to the lockbox, but my crews are there >90% of the time. I really don’t know how to react to this. The PM suggested client to make a police report, but I think it’s irrelevant. The trust factor is now broken no matter what because the house is not broken in. *sigh*. Not a very good feeling right before the holidays. I think total loss is about a couple of grand. We can certainly give client replacements/money. However, that would also means we admit of wrongdoing. Also on our side, how do you handle the news with crew members?! I guess the best you can do is announcing it. I can’t imagine doing detective work with my guys since no evidence.... How would you possibly stop/reduce the chance of this happening going forward?! Thanks.

Hey @Alex Cordrey, thanks for the interest. We’re pretty small.

I don’t have a clear cut on my numbers.  But will try to keep track of the cost.

You’ve been around the Bay long?

@Account Closed

For me, it would depend on what level of flip I'm doing, and what kind of supplies.

- Fixtures: mostly at HD, sometimes at Lowes since there seem to be more HD than Lowes around here.

- Tub, HWH (water heater), furnaces: plumbing supply house (San Jose, Oakland have plenty).

- Flooring: HD & Lowes if they have special (on sale items); Bedrosians, Daltile, Bullnose, Bay Stone, Porcelanosa, Terico, Uni-tile, KZ Kitchen, etc...

- Cabinets: higher end: custom shop; mid-low: KZ-Kitchen, Uni-Tile, semi-custom dealers (HD & Lowes sell them too).

- Paint: Mostly HD (good discount on my pro account); Kelly Moore

- Shower doors: less-known brands (imported) from stores like KZ Kitchen, some semi-custom models from Lowes; custom setup would be custom ordered.

- etc...

If you drive to San Jose (I think ~45 mins for you), there are plenty of suppliers around the Brokaw Rd area (off of 101 & 880).  I would tour the area and get a feel of what they offer and pricing.

They also offer buy anywhere return anywhere which is great. However, if you do volumes, local store will be much more friendly in pricing for example I could get at least 45% off paint (normally 55%) and HD only goes up to 25%.

Which store you prefer again Manolo?   Your message is mixed, if I read it correctly.  :)

@Whitney McClary - you're always welcome.  I thought you're out of state and your reply is a week after the announcement of the meeting.  :)

As of now, I'm waiting for the permit on one, drawing on the other.  I'll notify the group once we start commencing the first project for any possible meeting (if there's more interests).

Pls stay tune.

@Jordan B., I would, if pricing is reasonable.

Good luck.
