Hi Lauren:

Just saw your post...!! My apologies for waiting FOUR years, haha.  Yes, my house is at 9 feet above sea level.  It is appx a block and half from the beach.  Flood barriers and expandable sand bags, have never heard of either?  How can I look into that.  Monterey just had some hellacious storms the last 2 months.  Things at the house were okay.  Wind speeds were 50-70mph and I believe that...thought it was a hurricane...No damage, power stayed on fine... but now I am back to thinking about selling or putting in some safety measures.  The tenants were put on potential evacuation status but nothing resulted.  It was a bit unnerving for a while.  

1.   We had free sandbags and I put them in front of my garage.  

2.   I noticed my neighbors on the street did nothing?

3.   Check into flood insurance, it is EXPENSIVE

4. See what is covered on your insurance policy....I just added my ADU in the backyard.

5.  Check your roof and windows for signs of leakage.   I had window leaks.

6.  Depending on your area, consider solar if keeping home for a while longer or a solar good generator so as gasoline could be a hassle for tenants...not to mention hazardous

7.  Add to your contract you are not liable for evacuations, and give them a list of things to consider and have on hand in case of evacuation warnings.  Add reliable info for emergency information.

8.  Find out reliable emergency information!  It was a mess here in Monterey area!  Bad forecasts, road info...etc. 

9.  The BEST book I have read on the subject  "How to Prepare for Climate Change" by POUGE,

Well it’s been a while since I have been there. My acquaintance in Shawnee complains of constant gunshots at night and police. Good luck! Like I said, I’ve been thinking about investing there as well. They put in a new airport upgrade.

 LOL - not sure who you've been talking to but sounds like you need some new resources! Very broad statement that "Kansas City is a very dangerous place" - yes, there are C/D class areas that I walk my clients through to stay away from but Kansas City is one of the most desirable cities to invest and live in in the country right now - very unlike California. Also, Shawnee is a mid-high B class area to invest with - showed a owner occupant house hacker a 3 bed 2 bath house in Shawnee last week - 60 showings day 1 and 20 offers within 24 hours - sounds very dangerous right! - may want to double check your facts if you are planning to invest here because sounds like you are WAY off right now!

Be careful of location.  KC, KS and KC, MO are very dangerous places due to high crime.  I have thought about the same type of investment.  There are some areas outside of downtown that are low in price and in C neighborhoods like the Shawnee area.  That is where I was thinking about investing.  Let me know how you do.  Homes have been hard to find lately. Hi all:  I have purchased a fixer rental property in the Monterey area and was wondering if anyone has any knowledge regarding a chain organization called
"Mr. Sandless"?.  A don't always trust Yelp, but they had great ratings...But....as the saying goes, "if it's too good to be true, it may not be true".  They gave me a very low quote. ($1500) I watched the videos on you tube and it did made sense how they did it.  They do not sand floors they clean, cover flaws and stain and varnish.  I am looking at selling the home in the future but was wondering if it is better to have a reputable flooring company do it? I know hard wood floors are a big plus for resale.  The estimate I received from a flooring company to sand  was 3xs the price of Mr Sandless, that included moving furniture and the Mr Sandless quote I had to move the furniture..  Thoughts?  Thanks kindly to all!

Thank for helping me with my question.  My daughter lives in Merced and I have seen houses double since my last opportunity to invest.  I instead invested in Monterey area, I have doubts now.

Hi all:

I own a little 1 br house ADU behind my house but it does not have Internet. I can not use my Internet connection back there...So I was wondering what others are doing? Most of my prospective tenants are 30-somethings and want privacy and wi-fi, preferably high-speed...So I have tried a little device that plugs into the wall outlet that is suppose to reach other connections...but it does not work to the house in back...any other suggestions. Right now, I tell prospective tenants to use their phone hotspot but I would like to offer more as I am getting some good applicants but no wi-fi is a big issue.

Also, I would like to add more storage.  Any suggestions? I could add a shed to the yard for access, but I was hoping for a less expensive option...... Thoughts?  Thanks in advance! Gayle in Monterey, CA
