Garage tenant entered 6 month lease for May into November $850 a month. Lease agreement states security deposit would be used as an unpaid rent if there was early termination.
Tenant decides to end lease early making final payment August 1st and moving out the 3rd, I find a tenant September 1st but at a rent payment of $700 instead of $850  
Does this tenant have the ability to get his security deposit refunded if it took a month to find a new tenant after he had left?

I have a rental property in the middle of two businesses, one beside me is an insurance agency that I have no issues with, the other one is a smoke/vape shop that just opened up. I’ve had an insane amount of issues with these guys regarding their customers parking on my driveway. I have just spent $8150 to repave my driveway, and I have set up concrete barriers and cones to discourage people from parking.

To no avail, their customers still park on my driveway, blocking my tenants from moving their vehicle and blocking the driveway going into the back to the garage. I have no parking signs up, cones up and a concrete barrier to divide the lines and their customers are ruining my newly paved driveway.

What is the solution to this? My local PD said that there is no way of legally enforcing parking on private property. I am in NY

I have tenant leasing my garage for $850 from May 1st to November 1st on a 6 month lease. He is planning on leaving tomorrow (August 3rd). He’s paid me for august rent already but leaving early. Do I refund him his security deposit or keep it towards early lease termination?

Yes, I am doing STR and I believe in my situation that the drywall ceiling will look more appealing than the drop circling, it is about 7ft-71/2ft.
I am very comfortable with where the height was where the drop ceiling used to be

The joists are about 2 ft higher but there is too much in the way to get to the joists, water pipes, furnace ducts, would take more work than needs to be and I am fine with the ceiling height where the drop ceiling used to be.

Is there no framing about the drop ceiling?  Usually there are joists that drywall can be attached to.  I'd call a few drywall companies for quotes.

Looking for ballpark on what I’d be paying labor wise for reframing 2x4s where drop ceiling grid used to be. I live in central NY. Apartment unit is roughly 575 SQ FT. Trying to change my ceiling from drop ceiling to drywall

My issue with this is that, customers are in there anywhere from 1-5minutes. So I don’t think tow companies can get there in time. I am about to have an Airbnb going in the next couple months and can’t have my guests leaving bad reviews stating that their car was blocked in or somebody was in there spot while they were trying to pull in. This is just my rental property so I can’t be there 24/7. I put up a sign but it doesn’t seem like the customers care, they still park their cars there

Post a sign and start towing.  I have had to do that in a couple places.  Word spreads pretty quickly and the problem goes away!  

We have a culdesac with 3 duplexes and other units have friends park in front my tenant’s garages so they can’t get out.  I posted a letter on each neighbors door to set the expectation and haven’t had any issues since.

Hello, I am having an issue with a neighboring business that has customers that park in front of my house and blocks my driveway and parking spots. How do I go about assessing this situation? I reached out to PD and owners but have not had any luck with preventing customers parking in front of my house in my lot. I am in NY. Am I forced to just try and block off parking with some sort of cone and tape or what can I do to deter individuals for parking illegally? I have set up a no parking sign but still continue to have this issue

Hi I am a new investor currently in the finishing steps of closing on a property. The property is in flood zone and it requires FEMA backed flood insurance. The cheapest quote I have gotten is $2800 is there any advice or tips that anyone has for me on how to get a more affordable flood insurance. As well as does anyone have any experience with properties in a flood zone and what are some of your experience with them?
