@Amy Zhang I would not invest anywhere as an out-state investor without someone guiding me closely, via fellow investor or real estate agent. In my opinion, if you are looking for a market to buy and hold real estate in Maryland, The best markets for cashflow are Baltimore city and Hagerstown. There is a high demand for rentals and price per unit is low compared to other areas of the state. 

I have a few properties throughout Hagerstown. I can certainly tell you that there are opportunities in the market. As always, you must have a competent property management company or have systems in place if you want to self manage.

Thanks for watching my educational youtube videos! I made that specific video for people that are just getting started with real estate investing (You just gave me a great idea for my next video). I will be doing more videos maybe showing auction websites like auction.com, xome.com and hubzu.com. 


I believe that it's important whether you are house hacking or buying a rental property to have equity in the deal after settlement. Most times the opportunities arise due to condition (value add) If you invest $10,000 in repairs and get $20,000 plus in equity as your rental value will be increased. 


I always advise investors to do their due diligence to understand what they are buying and negotiate accordingly. Unless of course, they are very experienced investors in which case they send a low offer with no inspection( not advisable if you are a beginner).

@Kanika Sharma On average, A half a duplex priced at $55,000 with 3beds 1 bath 1,200 sqft would rent for $850-$950 depending on condition. Obviously the returns are a no brainer. However, a lot of investors fail to analyze the holding cost. Most of these properties are near downtown and are over 100 years old, though in most cases they were updated at one point. This is why it is vital you do a home inspection during your due diligence period. You will be able to know what you are getting into and you can negotiate accordingly.

@Mike Wright I am not sure if you heard of the pareto principle. It simply states that 80% of the outcome comes from 20% of the cause. When self- managing, 80% of the outcome (happy landlord/fewer headaches/fewer turnovers) comes from 20% of the cause (Proper Tenant Placement/due diligence). 

Like I tell all my clients If you are willing/can/want to take the time to learn and handle tenant placement. It is possible to successfully self manage and get a greater return. On the other hand, If you want to purely invest your capital and not your time. It is best to get a competent & professional property management company. (HIGHLIGHT COMPETENT!)

@Season Price  I am a little familiar with the Cumberland market as I am currently selling a 9 unit building. Per my conversation with the current property management, it takes 4-8 weeks to get a proper tenant. Rent is very low but since the price per unit is also very low, I can see why it may look interesting to cashflow investors.
