I have the property listed on the MLS for 999k. Sellers are entertaining all reasonable offers. This is not a distressed situation but sellers are somewhat motivated.

Try to find a 100% commission brokerage with the lowest monthly and transaction fees. It doesn't sound like you'll be needing any training or resources from the brokerage. We have a few here in New York focused on Agent/investors. Good luck!

Anyone out here actively investing in legal SRO (single room occupancy) buildings in Brooklyn and Queens NY? Is it a good idea? Is it profitable? Are all the restrictions involved worth the hassle?

what if I didn't act I the capacity of an agent, how can I go about getting this done? I was approached by the homeowner to help her get rid of the property. If the bank comes back with the right number I definetly would want to buy it. We haven't formalized anything yet.

Thanks for the input.

Hello all, I'd like to know is there ever a case where an agent or the agency they work for be a buyer of that agents short sale listing? Will the banks allow it?

Hey guys, I'm @Hadley Benoit from Baldwin NY. I'm originally from Brooklyn, I ran my own retail electronics business for close to 25 years. I've recently exited the electronics business and got my real estate license. I'm breaking my self into real estate working mainly as a BPO agent. I feel that work has gotten me quite familiar with the distressed market here in NYC and Long Island. I also work as an adjunct college professor teaching business management courses. I'm here to network learn, and eventually work towards being a full time real estate agent/investor. During the time I ran my electronics business I also "dabbled" in real estate by buying and selling a few investment properties. I have a ton of questions, and from listening to all the podcast I know this is the place to get answers. The assistance of the members here will be greatly appreciated. As well, I'm ready to offer any assistance and advice that I can contribute to the Bigger Pockets member community.
