You should get worked up about Social Media in my opinion (It's 2016!!). It's very powerful. Especially when coupled with other things ( ie. blogs, videos, podcasts). 

And at the very least it wouldn't cost you much to get started. Create your content by writing blogs first then maybe doing a video script or a podcast to go tandem with the blog itself. Create a few business pages on Google+, Facebook, and Youtube. Then start split testing your content in different ways using google ads, Facebook ads and organic SEO for only $5 a day just to see what is working and what isn't. 

The great thing about this in my opinion is that unlike direct mail, you can track who clicks on your links, how long they stay, and overall engagement on your site. 

But most importantly have fun with it! It's nice to create something for the world and have people receive it well. Good luck!

No offense to the other guys in here saying not to set up a site... But they are dead wrong. Everyone should have a website these days. It's very very simple but one thing I would suggest is going through WordPress. There is a lot of freedom on WordPress (.org not .com)

The best part about setting up your website is you can be in your pajamas and drinking wine while you do it... It's pretty fun! 

Once it's set up watch a few youtube videos about google ad words. 

Furthermore, Facebook campaigns are a great option too... I use videos for my FB.

Best bet is to go to some local wholesalers and get on their mailing list. Or drive for dollars and knock out two birds with one stone. You get to know the area and you can slip some letters in to homes that look like they might be up your alley. Or, do both :)

@Aaron McCarty it was fairly easy. I have a few other websites that I played around with for a few months before I learned to do a few things. Trial and error basically.

I sending out my monthly ad to build a solid buyers list here in Raleigh, NC. 

Raleigh is a great marketplace to invest in. However, the inventory is down. Homes on the MLS are going for more than they are listed for about as quick as you can say "I'll take it".

My goal is to the build the largest supply of off-market property in Raleigh and the surrounding area. Hey BP, 

So here is the deal... I am fairly new to Raleigh, NC. After graduation in 2014 I took a 4 month hiatus from the real world to backpack Europe. I moved here in January of 2015 and started to work for a great company, but it has only been about a year. I am VA qualified but I understand banks also want to see 2 years of work experience. My credit is good and my job is stable. But will this one contingency be enough to stop me from getting a conventional loan?

From what I have been reading it seems like there are mixed signals out there. Anyone that can give me very specific advise on how to approach the bank would be very helpful. 

Keynotes:

1. I plan to live in this property

2. I am shooting for a small multi-family to rent out the other units

3. I have some money for a down payment but plan to use a VA home loan in order to avoid this.

Furthermore, if anyone knows of any banks they find to be flexible in the Raleigh area I would appreciate that as well.
