Hello Mike,

I'd suggest the first step to finding a good deal is understanding first what area you're searching in exactly, figuring out an average market value, then finally acquiring said property well below that figure. Easier said than done, as most things in life, but it takes due diligence and persistence.

This isn't always the case with buy and holds, as you'd be sitting on the property for some time, however, it doesn't hurt picking up those below market value as well. This allows the exit strategy to be seamless, since you'd be potentially looking at a profit on the sale.

Hello Cristina,

I'd have to reiterate what John stated. Buying properties outright isn't going to warrant the returns that you'd expect from a solid investment property. Here in the Greater Orlando Area, there are plenty of small pockets that have characteristics of not being too overly priced, but at the same time, warranting solid rental returns. The key is to of course have great property management in place, rendering the process as simple as finding that ideal investment.

College Park, for example, is one area that is completely booming. Finding a flip in there at the right price is going to be a stellar deal if done correctly. Certain portions of Altamonte Springs, and to some degree the nicer parts of Sanford, have great deals and cap rates.

The hot pockets within the Greater Orlando Area present great opportunities for investors. Whether it be the highly sought out Winter Park area, Lake Mary and Altamonte, or even Winter Garden and Ocoee, these markets are solid for those looking to flip, assuming they're purchased at the right price.

I hate to dig up an old carcass, but considering the average days on the market is about 70, there aren't too many places to avoid in Orlando if you're looking to flip. Especially seeing that property values are continuing to increase.

As it relates to buying and holding, you'd want to be in the areas such as Altamonte, Longwood, and again, Winter Garden. These are areas with prices not through the roof, but nice enough to warrant the rentals rates needed to make lucrative profits.

Welcome to BiggerPockets Jennifer,

Retirement income via REI is an ideal strategy. The Orlando market is a competitive one, with certain pockets in the area being somewhat overpriced. Finding those stellar deals, however, are not impossible and should be the focus if a steady, healthy income is the goal. Like Doug said, MFR returns are extremely lucrative.
