These are excellent ways to boost your presence locally. I highly recommend you refer to Brandon Turner's recent live event (I think it was recorded) on how to invest when the market is hot. There were some great tips that may help you find properties to wholesale.

Welcome Tina! Sounds like you've got your head in the right place...here at BP you'll keep it there. Between you and your sons, I believe you're set up to do a few different kinds of property investing. Consider AirBNB in the overcrowded destination places in Las Vegas. Of course, these homes would need to be furnished. I work at Mattress Firm and am willing to help out my BP friends get a bed(s) for a good price. I have a question for @Thomas Franklin that might help others in the post: Thomas, What type of lender is best to use for financing a deal inside a business entity for flips/rentals? John, Welcome to BP! I love Florida and have visited several time in my youth. My family and I live in Texas. We just flipped a property that jumped in value 50% in 1.5 years. Now we're in the fixer upper contemplating whether to move out and sell it or rent it. All the best to you as you learn the ropes on rehabbing. I'm curious your thoughts on financing the deals. Well a big thank you to all who've welcomed me in so rapidly! I appreciate the support already and look forward to providing others with some lessons learned along the way.

Michael, I love your down to earth assessment of what very easily could consume my life. I am one that goes 100% into things when diving. However, looking back, my current home has been a year and a half of just waiting until the market did something different. It was refreshing to "forget" about this plan for a while since we knew we couldn't do anything further at the time. A good friend keeps reminding me: "Do what's in front of you...Do what you can." That's all anyone can expect from themselves! Thanks for your feedback on the pace of the build...right now is going to be the slowest it's ever been in my journey cause once the snowball starts rolling and picking up volume, things start getting really exciting.

Hello,

I'm Josh Waggoner. My family and I have always been a bit eccentric and willing to do things the weird way. We are soon to close on our second home and move into that one. We will sell our current one at that time to reap the increase in market value. THEN, we'll be ready to do some investing in Real Estate. I'm all ears on how to go about doing things the right way.

Targets of Interest:

1. How to avoid the banks as soon as possible and use all cash.

2. How to get your own license to avoid agent fees once I learn how to be one myself. 

3. How to set up the be tax sheltering entity while I'm still employed at the day job making W-2 income.

Things I Love to Help Others With:

1. Budgeting...it's essential to keeping on target and knowing where you're going!

2. The process of setting one's own financial situation up to get ready to buy their first home.

3. How to live beneath your means to more than make ends meet. (Can I hear a less stressful life about to happen??)
