I just snagged the deal of the decade. (Kiyosaki, anyone?). Comps at 200+ at the quality we’re planning.  Purchase price 55k.  I’ve got a crew working on it now.  I just need more money to keep the project going and keep on schedule.  All I need is you and your 20k.  Come make some money with me!

I’m just coming off a triplex flip deal.  I can send pictures, it turned out pretty good.  

I’ve got my next deal in my sights, but I’m looking for a financing partner.  I’m willing to give 20% of the deal, or 20% annual interest, whichever is higher

I’m local here in Cincinnati.  There is a lot of opportunities.  I’d love this to turn into a long term relationship.

It's easy to paint the landlord as the moneybags bad guy(Because they're always rich, right?)  Landlords provide a useful service that others are not willing/able to provide for themselves (Otherwise they would be homeowners).  I agree putting the whole situation on the tenant is not the Christlike way to go, but painting the landlord as the bad guy for suggesting they use a credit card to pay their bills is a cop-out.  

The contractual responsibility is on the tenant.  The landlord should seek for a moral, positive solution to help as the specific situation demands.

I've got two single family properties (Old, but remodeled) in Cincinnati with a equity that I want to take out for my next deal. The catch is they are low value properties, and no lender i've found yet will touch a non owner occupied refinance for 30k. (Both value 30-40k, rough area of town)

That's the biggest problem. If I could solve that alone, I'd jump at it, but I've had no luck so far. However, I've got another property to refinance right now that might help sweeten the deal if needed.

I just finished a fix up on a triplex with a current loan of 170 and a value of 300.  So I could use this as a carrot to anchor a blanket loan IF the lender would be willing to add in the other properties as well.

Help?

My down payment would have significantly increased.  The loan guidelines as determined by the underwriter were significantly different than the guidelines explained by the loan officer.

I had to fund with a short term loan, which I can keep for 6 months, but this short term loan doesn't have rehab funds.

Make 20% on $70,000 by funding my rehab.

I just bought this property, but during closing, the lender changed the game on me, so I had to take a last minute loan that did not include fix up costs. Will you fund my rehab?
