Hello, 

We have a few houses for sale that I thought I would share with BP.  

1.  3/2 in Lawrence.  B+ area. Rented to good tenant for 800 dollars / mo.  Asking 55K cash or 65K owner finance with 50% down. 

2.  Duplex outside Irvington B/B+ Area.  One side rents for 525 with a LONG term tenant which is well below market.  Other side that I updated is rented for 700.  So, total income i 1225/mo.  New roof, updated plumbing and electric.  Great house. Asking 110K cash or 130K with owner financing, again, 50% down. 

3.  West Side Home. B-/B area Recently updated and vacant.  I will place a tenant if you desire for 700/mo.  I will guarantee 3 months rent as well.  Asking 60K Cash or 78K Owner financing 

4.  Bates -Hendricks Home. B+/A-Area Home is a 3 bed/1 Bath I doubt this one is for the BP crowd but you never know.  House is on Terrace.  Literally across the street from a house that just sold for 150K.  Newly updated and asking 110K.  

5.  East side home.  Area B-/C+ 5 bed / 2 bath Rents for 800.  Looking for 45K cash or 60K owner finance with 50% down.

I have a property in the 6200 block of Park Avenue in Broad Ripple.  I am looking for someone to help build a fourplex or eightplex and we split the rents from it.  If you wanted to build high end condos and sell them individually, my realtor thinks we could do that as well. 

Let me very clear: 

I am NOT looking for a 50/50 split.  You are putting in more capital than my land is worth so you will get the majority of the rewards. 

If you want to buy the lot, and small home as well, feel free to let me know.  

People looking to JV come first. I want long term cash flow, if possible.

Post: Selling a property but garage is on the neighbors property

First, I am not your lawyer.  

Adverse possession might not work in this case because it is unclear if it is hostile.  If the neighbor gave the right to use the garage, then it is (possibly) not hostile and that would probably kill the adverse possession claim.
