From what I’m gathering the absolute minimum for liability is $100k and personal property varies and is up to the tenants preference but $5k seems to be standard (a couple of agents recommended $15k for personal property but if the price difference is minimal then that may be the move).

Price per month ranged from $20-25 which is pretty good. Greatly appreciate the help, sir!

Any recommendations for a few good renters insurance companies? I have properties in Alabama and was curious.

Also, what minimum coverage requirements are typical these days? Thanks in advance!

I would prefer an agent familiar w Bigger Pockets and also a current investor. Nonetheless, definitely open to any and all suggestions. I am a resident of California and current investor in the Montgomery area with 2 homes rented so not entirely new but always willing to learn more. Thanks in advance and Happy New Year!

I know there are calculators for evaluating the initial rental purchase but I'm looking for advice on a calc or software that allows me to understand the profit/loss after the purchase and expenses to ensure I'm still on track and the investment is good.

Along with this, it would be nice if I could put my entire portfolio in a tool and it tell me my overall net worth or profit on the portfolio. Does anyone know an online calc or software that helps w this? Thanks in advance for your help!
