Asking price: $2.7 mil - $80,000 NET annual - 8 years of financial available for review

Great opportunity for a buy and hold investor. Here's a few highlights:

- condos are owned by an LLC. The new owner will be buying the LLC and will be able to cary the low tax base. ($15,000 a year in tax benefits)

- the new owner will be able to take over the seat on the HOA board from the current owner. This will give the new owner a lot of control over important decisions affecting his/her properties. It also allows them to get first dibs on new NOD's or motivated sellers within the HOA.

- the HOA has $1.2 mil in the bank and most of the renovations have been finalized. They HOA fees are scheduled to go down by $100 per month, which will make the tenants happy.

- all condos are first floor units. So a lot more desirable.

- the tenant retention is very high. Hispanic community.

- the rents are currently below average so there is room to up those a bit.

We (MG Capital Group) have secured a property in Laguna Beach, CA.

We are looking for an interested private investor who can fund construction and rehab. We are looking for a $450k-$500K investment in the project. 

Because of the strict rules in Laguna Beach in regards to construction we are estimating the project to take about 24 months max, most likely shorter.

We are expecting to be able to pay out a $300k profit share when the property sells. 

Principal and interest will be recorded agains the property. We can't record a lien against the property so a Hard Money loan is out of the question.

Thank you for the moral support. It's not always easy but I know hard work always pays off.

This has been an amazing journey. 

I've learned a ton since I started two months ago and I'm glad I approached it the way I did. I'm still very actively pursuing wholesaling but I have also started looking into JV's for fix and flips. When the right deal comes along with the right partner, I may jump right into it.

I'm on track to reach most of the goals I set, all the ones I can really control, except for maybe the most important one and that's closing deals. 

I haven't closed a deal just yet but I've gotten really close. Had one property under contract but it turned out to be a bad one so I got out. 

I have made some really strong relationships with real estate agents, a great escrow officer, two title companies, hard money lenders, a probate lawyer, other wholesalers, investors and am very active in two of the larger investor groups in Southern California.

I'm getting consistent good leads, get to speak with a few property owners every week, I'm sending out offers, it's all good.
