Thank you to all who replied even though I managed to figure out the situation just hit the other forums and books to make up a business plan and hopefully get someone interested which worked take care all!!

So yeah I did my research and had my aunt who is a real estate agent get me my comps from MLS and was able to get a ARV of 103,500 with the house being 49,500 and talked to a friend who owns a construction company showed him the pics and he gave me a 15k-20k estimate for everything and then worked in escrow fees, closing cost, commission, and a 10% overage fee and that gave me a profit of 27,450 plus my cousin who has a higher credit score is going in on the deal.

Hello BP community,

Now I my self am new to flipping I live in Peoria IL and have found a few deals that seem to be homeruns. Only problem I have is i have bad credit (under 600) and will take some time to rebuild it, will this be a issue in my goals of flipping or should I find someone withing my social circle who is willing to go in on this flip that has good credit?

Thanks! you all have been very helpful been reading all night and this morning on  loads of stuff! I'm in the Waukegan/Gurnee aread but i will be working in the Wheeling or Skokie area based on new job let me know if any of you want to meet up and exchange some info.

Hello fellow investors!

My name is Gustavo i stay mainly in the Gurnee are of Illinois and the Salem area of Wisconsin. Hello fellow investors,

My name is Gustavo been around lots of parts of Illinois and Wisconsin area mainly Gurnee IL. Just reaching out for any helpful tips on forums, books, podcasts, etc to look into and read to help get the ball rolling with investing. Now I am fairly new and have a lot to learn but that is why I'm writing this to get to know some of you and maybe even find out some great information.
