Post: Which comes first the Flipper or the Wholsale?

Now first things first this is more just to get insight and everyone’s opinion, I understand it comes down to the individual. Now that we have that out of the way, which do you believe someone should do first get the insights and knowledge of a flip by wholesaling deals and saving money or learn hands on what a flip takes and take that into wholesaling to broaden their areas of investing? I was reading a few forums and seen some people learn either way especially in regards of Dave Ramsey and he him self against leveraging. I personally would like to start out flipping houses to build capital but have heard a podcast on hear by a guy In Chicago who did bother. So please give your thoughts and I appreciate the time and effort spent.

@Jonathan Klemm Much appreciated I will keep that in mind for when a deal arises, they both seem like good areas and close to where I work as of now which is a plus.

Well I'm in North Lawndale for right now I am at the safer foundation center there on a work release program, to be honest I don't know where I'll be moving to in the city when I get out I've looked at Irving park and Logan square but I'm still new so I'll need some time to get familiar with the city. My goal is to find and rehab houses to either sell them or if the deal works out better in the long run for BRRR but the plan is to find, fix and sell.

Well I’d like to start flipping house to then invest the money into apartment complex buildings, I’ve worked in construction and I liked it but I do think I will be using a General contractor to do the work because A. I do not already have a construction business and B. They have the experience. So my big why being I want to live life as an entrepreneur, I’ve done the 9-5 and I just always felt like I have more to offer than a job could possibly provide. I chose real estate cause it’s always interested me and it is a good vehicle to build wealth and can be passive so I can free up time.

So I’m at a W-2 job as of right now here in Chicago and they have a good bit of over time, so my question is just how much should my goal be to put away before I even start looking to step up to the plate? I’ve done the numbers and can save anywhere between $1500-$1700. Let me know thank you for reading.

@Jason Albasha I most definitely noticed that I’ve heard the term “aggressively patient” just trying to learn the ins and outs to this market and where I should focus my energy on.

Hello!

My name is Gustavo Perez Jr, I’ve been on the site before but and now excited to be writing here in the new member forum because not only have a made the decision to change course in my life but I have decided to do it on the best Real estate investing website on the planet! A little bit about me I was arrested in 2020 for drug possession and while incarcerated I got my hands on FLIP the book by Gary Keller, Rick Vallani, and Clay Davis along with the Millionaire Real Estate investor and agent books of the series, I became an avid reader staying away from the temptations of criminal lifestyles and am glad to announce I was chosen for the work release program right here in Chicago IL. My main area of interest is Flipping, I’ve looked into wholesaling a little but with the opportunity to save money while apart of the program I believe I can gather the funds necessary to start my journey in residential rehabs. I plan to stay here in Chicago so any and all information on the city will be greatly appreciated and hope to connect with as many of you in the following weeks and really become a member here at BiggerPockets.
