"They" have a lot of incentives. Acquiring a new client is way costlier than keeping an old one. Working with a long-time client is a lot easier than working with someone for the first time. And real estate community is well connected. Poor work and poor service get called out publicly, for example right here on Bigger Pockets, and reputation drives business.

So, contrary to your statement, myself and my colleagues have tremendous incentives to provide excellent service and protect our reputation. Not to mention personal values and ethics.

 I fully agree, I found them here in BP and wouldn’t be smart to risk their reputation here.

I would politely request a commitment to a timeframe.  They have the money, they have the power. They have little incentive to do right by you and we're all seeing it. I'd allow 1 to 3 weeks max. If, or when they likely will fumble it, time to file some complaints with the state to get some leverage or contact a senior partner in the firm.

As an investor and a customer, I don't mind paying a monthly retainer fee, as long as the quality of the service and the communication is good, especially during tax filing times. I agree 100% with you Zack, comunication is everything !!

Hi there. 

I know this question is vague, so here is the sitiluation: I hired a CPA well regarded and very active here in BP, in January, to prepare my 2023 tax return. I paid for a cost seg study on my only str property. Besides that, my taxes are relatively simple, W2 job. I sent all my documentation in Feb. Since then they have been terrible communicating with me. They say it’s busy season. They filed for extension and they haven’t been answering my messages after that. I already paid for their fees as well, when they sent me the invoice right after extension.

Is this normal? Should I just be patient and wait??

thanks @JD Martin, I tried it with the door open and problem persists, so it's getting stuck on itself. I may have done something wrong, but I can't figure out what... it's not the first Schlage that I installed, they are usually very straightforward. I'm contacting Amazon to get a replacement but in case someone has any idea of what could be the issue, it would be great. Thanks again !

Hi there, I installed a brand new Schlage Encode lock in my rental property and at first it was working fine. After a few hours working fine, the deadbolt got stuck and I was stuck outside of the house, I couldn't unlock the door even with the key. Something was holding the deadbolt stuck in place. I got inside the house through the backdoor, then I removed the lock and I was able to unlock the deadbolt with a screwdriver. I put it together again but it got stuck again after a few minutes. I did the same thing all over again (removing it, unlocking with screwdriver, reinstalling it) but it kept getting stuck. Has anyone experienced this before? I tried searching the Schlage support page but couldn't find any solution for that. Thanks !

Thanks @Jacob St. Martin and @Luis Maqueira for your replies. 12% interest rate and 3% points are out of question - can't make the math work with that. I did take holding costs into account, not a blocker, main blocker is finding a way to finance it to avoid getting stuck with too much cash in the deal. I'll keep looking for a more compelling deal. I'm interested on buying a co-op investment property for a BRRRR (my first investment property in the US, $250k asking price, $400k ARV, $50k rehab costs), but I'm not willing to pay cash for it. I can afford it but I don't want to leave all this money stuck there. I don't own a property right now, I rent my primary residence, so I can't leverage DSCR loans. Any ideas how I can make this deal work? Maybe private lenders? Thanks, Gustavo.
