I feel like targeting absentee owners won't work... Do you have any marketing suggestions?

I was going to check on just the houses that returned my contact, since there are hundreds of them.

Do you suggest a different approach?

 I was imagining a kind of vacation home when I though of absentee owners' houses. So they being rented is the only alternative to being vacant?

 If it is an absentee owner, then the house is vacant, isn't it?

Ok, so I got a lead on a absentee owner property with a owner living out of state, how does it work for me to have access to the house so I can appraise it, so we can negotiate a price, and then to show it to investors? Do I just ask them to mail me the keys?
