What do you mean by "returned my contact"?  Do you mean contract?  Do you mean people who called or emailed?

 I mean people that responded to my direct mail.

I feel like targeting absentee owners won't work... Do you have any marketing suggestions?

Not necessarily and many often confuse "absentee" to mean vacant -- it isn't. They (the absentee) just happen to live elsewhere from where the house is physically located and may have no motivation to sell at all, unless of course there is an issue (like a renter defaulting and their having issues rerenting the house). They "absentee" may just live elsewhere in the very city, state or different state.

 I was imagining a kind of vacation home when I though of absentee owners' houses. So they being rented is the only alternative to being vacant?

Ok, so I got a lead on a absentee owner property with a owner living out of state, how does it work for me to have access to the house so I can appraise it, so we can negotiate a price, and then to show it to investors? Do I just ask them to mail me the keys?

In addition to the surprises, it would be interesting to hear how it changes your life in general. 

The more details, the better.

This might get interesting.

3 years can destroy a property like that?
