Interesting strategy, I'm not against it! But being we are in a smaller market, the main buyers around here already have their cash lined up and have for many years, and those certain guys buy a bulk of the deals. I could see this being helpful if you find a new investor in the area and they are looking for a hard money lender (which does happen).. but in the last 10 years of wholesaling here I have never had to talk to or find a hard money lender for a buyer (aside from my brokerage transactions).

Hey Soren, 

No, you don't need to be licensed to wholesale here in SD. You will likely run into some agents that will claim it is illegal but they're just likely uneducated about the space and have a bad stigma about wholesalers.  

Good luck on your journey, don't get analysis paralysis and get stuck doing research vs taking action. The best way to learn, and to get that first deal is to go for it. Get your feet wet, make mistakes, and learn as you go.

I am approaching my 10th year wholesaling and investing here in Sioux Falls and wanted to touch base with the BP community. I made a post on here like 8 years ago and still today I get people reaching out to me from that post who are just starting in wholesaling and looking for advice.

What I want to focus on here is, yes I am more than willing to help you, but please make sure you're ready and have done your research. YouTube has a ton of videos on where to get started. If you are serious and ready to roll, bring me any deal you get and I will get it sold for you, IF it's a good deal. Now let's say you think you have a deal but don't know how to value it or what to offer, bring that to me I will help you negotiate the right price so we can make sure the dispo process is smooth.

Knowledge is not free, I have been through many many many different situations in the real estate transaction world. Good, bad, and the ugly. I will help you avoid mistakes but I will be compensated per deal I help you with. Sioux Falls is a small town, it's already competitive, so let's make it mutually beneficial for one another, have some fun, and best of all help some people with problem properties move on to their next step in life.

I started my journey in Real Estate in 2015 at 20 years old. I have built multiple successful wholesale businesses and I am also part owner of a brokerage here in town. My goal is to build a multi-dimensional real estate company that can handle any situation within a real estate transaction. From as-is cash purchases and creative financing to putting multi-million dollar properties on the market, we will be able to go through any hoop thrown at us and make sure to fully serve any client we take on.

- Have completed many creative finance deals

- Closed over 10 million in sales between wholesale and retail

Most title companies won't here, but I was doing 2 assignments a month at least through Gettys. Did a few CFDs through them also. So they're aware of the process. I think with the knowledge I have now I could pitch it to the other title companies and teach them how. Cause in the end it's profitable for them, you're bringing them multiple deals a month, Not just one sale every so often. I also have my own contracts that spell everything out in plain English so there's usually no confusion. Though I have had to jump through many many hoops to get it figured out. Don't listen to the people that say it's not possible or it's not legal, cause I got told that and still went through with my plan and made it happen.
