How has been your rental properties been doing in Gulfport with covid? I been looking for something in Slidell for rental because I know the area better and rents are still very reasonable. I’m always searching for good deal but maybe I need to find an off market one. Let me know you have any connections.

Welcome, I have 2 SFH in Deltona with great cash flow and appreciation. Deltona has been a hot market lately. As you may know, Amazon is opening major distribution hub. More jobs and more people.

Thank you all for all the information. You have all made some valid points and I will continue to work the numbers out with my lender. I understand I will  have higher interest rate, reset loan terms, less cash flow, higher monthly payment and increased debt. So I will try to get a property that will offset all of it so the broader picture I will end up with a higher cash flow monthly combining all properties after said and done.

I think the big key is finding the right next rental property that will create excellent cash flow and steady appreciation.

Hi I'm new here and seeking some advice. I have two rental properties with considerable amount of equity. They also have really good cash flow. I'm considering doing cash out refi on the one with the most equity to use the cash for down payment on another rental investment. 

What are some of the negatives or downside of doing cash out refi on rentals that have mortgages? Obviously my payments will go up and less cash flow on the property that I do the cash out on. However, even with new payments my rental will still cover it.

Are cash out refi good ideas for rental investments? Using the cash as down payments?
