@Anthony Brancato if you know anyone in the union that would be your best bet. Each trade has a buddy that knows skilled tradesmen. The best part is they know what they are doing and know the local codes.

@Al Pat we use Facebook Marketplace for all our rentals. It’s free and we have never had any issues.

It took me 2 days to get a signed lease. I started listing my units during closing. The 2nd year took 24 hours and signed for another 2 years. Haven't had any issues or major problem.

From what I see in the Rockford market is high cash flow properties. One thing you won't see is major equity increase. Also it's hard to sell At least in commercial buildings. I'v been looking at apartment complexes around alpine and state area. It's a a stable area( my opinion). My investment is around broadway south west of downtown area. I saw a 20 unit building for sale for $250k with rents at $625. Rents can go up to $750 from my research. But when it comes time to sell I wouldn't be able to dump it as fast as I would in Chicago. What do you guys think, what have you seen?

What are your thoughts on staging a home in the Chicago area is it worth it? This would apply for rental units along with fix and flip homes

I'm a designer in the Chicago area. Is anyone in need of assistance with some construction drawing? I can create drawings of existing floor plans and new plans to submit to the city for review or for construction. Let me know if I can be an assistance to anybody in the BP community.

Well if you guys need some plans made. I do this for a living designing and engineering electrical in high-rise construction here in the Chicago area. I have made some plans for commercial buildings and single-family homes. Some areas require you to submit plans with your permit application. If you guys have any questions or need some help with this I certainly could help out. I have eight years of experience working with the city of Chicago and for Nec code book.
