I am familiar with many of the considerations you list and the fact that the IRS may consider someone to be an employee based on how they work, even if they are not technically an employee of your company.

When you first started working with this PM, did you hire him or was a sub for some period of time and then you decided to hire him as his scope of work increased.

How did you originally find your particular PM?

I purchased my first rehab from a home vestor franchise owner. He had a separate business doing hard money loans. Often the experienced wholesalers will be able to also point you in the direction of a HML or potential other sources as it is in their best interest to have more potential buyers for their wholesale product.

That is very frustrating. I have lost a few bids, and in a couple cases I believe that the investor (I know it was purchased by an investor) submitted their bid prior to the investor period. That is frustrating, but not nearly as frustrating as it would be if I were looking for the place as an owner occupant. I have talked to the agent I use to submit my offers and have considered calling the people out on it. A call to the hotline next time looks to be at least one step that I can take.
