@Brandon Beaudoin would you be open to investing somewhere besides TN? Like a landlord friendly state such as ID or AZ? You could put as little as 10% down on a 1-4 unit investment property with a portfolio loan if you wanted to put the leftover 1031 funds to work.

You can also use 75% of any gross lease you have in place on the properties you have purchased this year to help offset the mortgages. You don’t need to have them on your Sched E to use income from the properties purchased this year.

@Brandon Beaudoin what @Dave Foster is saying for #3 if the builder can meet the deadline is brilliant! 

Thank you for sharing Dave, I always thought for some reason you could 1031 into being an LP in a syndication, so that is good to know that’s not the case.

@Jared Smith I have been helping a lot of BP Investors 1031 into AZ and ID recently. The AZ market is definitely hot but there are lots of opportuniies still! We currently do FHA 203k loans and can broker HELOCs on primary residences up to 90% CLTV. PLease feel free to shoot me a message if you have questions!

@Gery Teague House Hack in Sunriver is defintely the way to go! Sunriver & Black Butte are great STR locations here in Oregon. Is this an off market property or one on the MLS currently?

@Erik Luna it depends on which loan officer you work with. Many LOs are licensed in 1 or 2 states, but if you find an LO who is licensed in multiple states on the West coast or elsewhere that can be a great person to work with as you are deciding which market to jump into.

Thank you for posting @James Lee! What if you could do both? You could put 3-5% down on a house hack AND put 10% down on a 2-4 unit property to help jump start your REI journey. Would this be something you'd be open to if you could do both?
